Improvements

Improvements/action items with the new PM and board: 

  • Develop a formal Investment Policy Strategy and long term plan with George Boyle of GW Accounting
  • Have Associa present to the neighborhood
  • Update the 14 year old capital contribution document.
  • Have a Master Maintenance Record for each building, unit, entire grounds including every element of responsibility 
  • Have entire history  of records fully archived and electronically accessible in a secure portal
  • Have a formal roof assessment and strategy written for board and committee review 
  • Organize non voting committees: ie. deck replacement design, paint color selection for shutters; landscaping design and plant/tree selection, finance oversight, code of conduct and board oversight- impartial group to monitor board and PM function
  • Have a consistent, reliable power washing schedule with a single professional firm(attached)
  • Change law firms to Horn Williamson to usher in the new changes. Horne & Williamson our law firm will choreograph this and refund us the initial investment from the community reserves
  • Change accounting firms from Jw Stirling to GW accounting llc for same rate to do tax returns with upgrades to online systems and in house certified investment professional George Boyd
  • Provide list of candidates with rank choice voting. Include anybody with 1 year residency and registered to vote at this address. This will increase the pool of candidates and be one election every several years instead of annual.
  • 3 year term limit effective immediately 
  • Have a board code of conduct 
  • Have a statement of roles and responsibilities 
  • Organize non voting committees: deck design, paint selection, area landscaping, finance, code of conduct board – impartial group to review board behavior and decide 
  • Electronically petition – +16 up votes
